Translated abstract:
The urban fringe is suffering harder from the structural changes in retail business than the city centres and its trading down causes more social problems. Using the example of eight fringe districts of Munich the survey examines the symbiotic relation between urban area und retail business. In this context commercial premises were under examination with regard to the importance of architecture and to the extent that the population identifies with their environment. In addition, the morphology of commercial places was examined in terms of its urban and social relevance. The survey suggests development prospects that both provide a perspective on the future of retail business in the urban fringe and account for the implications of trading down in fringe districts.
