In the recent years, the importance of BIM has grown significantly and its interest in the politics and economy increased. However, BIM should not be viewed as a trend in which just three-dimensional components and structures are drawn, but rather as a method across its entire life cycle that considers the full process from planning process to dismantling of a structure. The successive processes of tendering, awarding and invoicing are of great importance for a successful construction project. Combining these processes with the BIM method opens unprecedented potential in the construction industry. The digitalization of the construction industry makes the application of BIM inevitable. In order to further development, the goals of digital construction must be defined by the construction industry and maintained by politicians and society. It provides the advantages of cost-security or transparency in the project. In this context using BIM based AVA-Software has great importance. By taking advantage of BIM based planning, the AVA-Process will take place almost precisely and flawless. So, there will be a minimal impact on the focusses of cost and time. Although there are some challenges that need to be surmounted such as the postponement of the planning effort to the beginning of the project. The digital building model must be made available by the planner in the early stages so that other specialist planners can provide their services and work can begin. This shift in effort has not yet been adapted to the BIM method in the regulations applied in practice. At this point, the question arises whether the existing regulations, such as the current HOAI, should continue to be supplemented by additional services, such as BIM modeling with a visualization, or whether there will be a new HOAI version specifically with the regulation of BIM. The legal question of who must take responsibility for detailed building models is still open and will have to be clarified soon.
