Abstract:
Der Markt für Waldgrundstücke bzw. Angebot und Nachfrage auf diesem Markt waren bisher nur ausnahmsweise Gegenstand der forstökonomischen Forschung. Vor allem wegen der extremen Inhomogenität der Güter ist der Markt für größere Waldgrundstücke als sehr unvollkommen zu charakterisieren. Dazu ist er sehr wenig transparent, und das Marktvolumen ist sehr gering. Dies gilt auch für Österreich, obwohl der Anteil des Privatwaldes größer ist als in Deutschland. Die vorliegende empirische Untersuchung beschreibt Angebot, Nachfrage, Transaktionen und Preisbildung auf diesem Markt mit Hilfe von Sekundärdaten sowie der Analyse von Immobilienanzeigen und den Ergebnissen schriftlicher Befragungen von Waldeigentümern, Grundstücksmaklern und Forstsachverständigen.

The market for forest land and respectively the supply and demand within that market so far only exceptionally have been subject to research in the field of forest economics in Europe. Mainly because of the extreme inhomogenity of forest land the market for larger forest properties is rather imperfect and hardly transparent. The total market volume is very small in Germany. This applies also to the situation in Austria, although a higher portion of forest land is in private ownership. The presented empirical study describes the supply, demand, transactions and price formation in that market by means of secondary data as well as the analysis of real estate advertisements and the results of surveys to forest land owners, estate agents and forestry consultants.
