This dissertation aims at identifying and quantifying factors affecting the value and the rental income of residential property. For this purpose, a Germany-wide empirical investigation based on real estate advertisements was conducted. Based on the collected data, a model was developed allowing to predict the value and the rental income as a function of object and location characteristics. The model provides further insights into how economic and socio-demographic factors affect the respective real estate submarket.     «
