Accessibility to nearby points of interest for an individual can be a crucial metric to study. While
accessibility can be broadly classified into scenarios of walking, biking, taking public transport,
or private vehicles, this thesis will focus on the walking aspect given a location in the form of
latitude or longitude. Some of the sustainable development goals of the United Nations have
been to build infrastructure, reduce inequality, and make human settlements more sustainable.
The walkability metric could be one such performance indicator that can be beneficial in
working towards these goals. It can have numerous health, environmental, and social benefits
besides benefits for real estate investors.
In this thesis, a framework is developed to compute the walkability index at an asset level
across Germany using latitude and longitude coordinates. Only proximity to essential
amenities within an 800m distance is considered, and the weights for the amenities contributing
to the index values are derived using the Analytic Hierarchy Process methodology. In addition,
the weights are also adjusted based on the diversity of certain amenities available in the
neighborhood. Case studies are presented to demonstrate the application of the walkability
index across different locations in Germany. The results reveal that access to various
amenities, especially certain categories with diverse options, can be instrumental in obtaining
a good walkability value. Street designs can also play a role as denser street segments and
better connectivity can have faster ways of reaching a destination. The walkability metric also
shows the potential for neighborhood improvement by comparing existing scenarios to
supposed scenarios with newer amenities and paths.
