This elaboration attends to methods of predicting operating costs of residential properties during early project phases. The forecast model developed here determines future operating costs on the basis of the specific object’s and location’s characteristics. For this purpose, the real estate under consideration is modelled as a set of standardized operating cost elements which were developed in this thesis. The influence of the property’s and location’s characteristics on the operating costs are derived from empirically obtained data. Furthermore, a methodology for structured documentation of actual operating costs is developed allowing to improve the data basis.
